After The buyer has thoroughly researched the profile and apartment price, they will make a deposit to The seller and schedule a date to go to the notary office to authenticate the purchasing documents and pay the remaining amount:

1) Then the seller (home owner) or the realtor will go directly to the project management office to ask for a “confirmation document” of the amount of payment for management fees, electricity, water, etc. of the apartment.

– This document is usually available within the same day or within 1 to 2 working days, and will be stamped by the management board.

2) After receiving the confirmation document of payment fees stamped by the building management board, the seller will prepare the following additional documents to submit directly to the Investor’s Office:

+ “Certification of payment” stamped by the building management board (mentioned above)

+ 02 copies of Transfer Confirmation (according to the form sent by the Investor) signed by The seller

+ Documents of the seller with 01 certified copy of: Citizen identification, Household Registration Book, Marital Status

+ The indentification of the buyer with 01 copied: Citizen identification, Household Registration Book

3) After submitting the application to the Investor, in about 7 days, the Investor will send back a 3-party confirmation letter, a confirmation of how much money the seller has paid, how much money is left, and a transfer confirmation document. After having these documents, along with all original profiles related to the apartment (purchasing agreement, apartment handover minutes, appendices, invoices…) and the original personal documents of The seller, The buyer (citizen identification, household registration book, marital status of the seller), they’ll go to the notary office to conduct the transfer and purchase.

+ At this step, remember to make a certified copy and duplicate all documents to prepare for tax payments.

4) And then bring the profile to pay taxes (PIT 2%). From the beginning of 2023, when paying taxes in District 4, it is necessary to have the signatures of both The buyer and The seller “Commitment to the tax declaration price of purchasing apartment” is at the correct market price.

5) Take the “announcement of payment” sheet and go to the bank to pay taxes, then the bank will send you a receipt for payment. Bring this document and send to District tax department.

I often go to VietinBank at No. 199 Khanh Hoi St., District 4.

6) Finally, the District Tax Department will send a tax receipt with a stamp to submit to the Investor.

7) In around 10 working days, the Investor will announce that it have successfully completed the transfer to the new owner.
